Lake Livingston Community

Apartments in Blanchard, TX

Welcome to Blanchard, a small, unincorporated Lake Livingston community in Polk County, about 80 miles north of Houston.

Blanchard is a small, unincorporated community in Polk County, Texas, on the shores of Lake Livingston about 82 miles north of Houston. It sits at the junction of Farm Roads 3126 and 2457, in the piney woods and rolling countryside of East Texas, and grew from an early-20th-century railroad stop. The community was named for Ben Blanchard, the brother-in-law of William Carlisle, who owned a sawmill at nearby Onalaska; a post office operated there from 1908, and the rail line that served the area was abandoned in 1949. The creation of Lake Livingston in 1968 transformed the community. Roads and parks were developed along the new reservoir shoreline, and many homes now sit on the water or a short walk from it, giving Blanchard its identity as a quiet lake community. The year-round population is roughly 200, with additional seasonal residents and visitors drawn by the lake. Blanchard is not incorporated, so it has no municipal government of its own and relies on Polk County for services. Students are served by the Livingston and Onalaska independent school districts, which split the surrounding area, and the nearby towns of Onalaska and Livingston provide grocery stores, fuel, medical care, and other daily needs. Livingston, the county seat, is also the regional center for government and commerce. For residents and newcomers, Blanchard offers a low-key, lakeside way of life with direct access to boating and fishing, while Houston and the I-45 corridor remain within reach for commuting and larger services. Housing ranges from modest lake cabins and manufactured homes to larger waterfront houses and rural acreage, much of it oriented toward the reservoir. It suits those seeking a relaxed lakeside setting rather than an incorporated town's amenities.
