Moving to North Texas is exciting. It can also be confusing.

If you are looking at a map from California, New York, or Chicago, the cities of Dallas, Plano, and Richardson might look like one giant blob. You might see "Dallas-Fort Worth" and assume it’s all the same.

It isn’t.

Each of these cities has a completely different personality, price point, and pace of life. At Housed Real Estate + Relocation, we don’t just sell homes here—we live here. We eat at these restaurants, drive these highways, and send our kids to these schools.

This guide breaks down the real differences between Dallas, Plano, and Richardson to help you decide where to plant your roots.


The Geography: Where Are We?

Think of US-75 (Central Expressway) as the spine of North Texas.

  • Dallas is at the bottom (South)
  • Richardson is in the middle
  • Plano is at the top (North)

This order matters because traffic is real. If you work in Downtown Dallas, living in Plano adds 15–20 minutes to your drive compared to Richardson. If you work at the Toyota Headquarters in Plano, living in Dallas means you are driving against the grain.


Richardson: The “Sweet Spot”

We are based here for a reason. Richardson is often called the "Telecom Corridor" because of tech giants like AT&T and Verizon, but it feels like a hometown.

The Vibe:

Richardson is diverse and down-to-earth. It’s known for having some of the best authentic Asian and Middle Eastern food in the state. Neighborhoods like The Heights or Canyon Creek feature older homes with character—mid-century modern styles and mature trees rather than cookie-cutter new builds.

Good For:

  • Commuters: Close to Dallas with access to the DART rail or a 20-minute drive
  • Investors: Strong rental demand due to proximity to University of Texas at Dallas (UTD)
  • Families: Richardson ISD is highly rated with strong community involvement

The Trade-off:

Most homes were built in the 1960s and 70s. New construction is limited unless a teardown is involved.


Plano: The Corporate Powerhouse

Drive north of George Bush Turnpike and you hit Plano. This is the suburb that grew up.

The Vibe:

Plano is polished. Major employers like Toyota, Liberty Mutual, and JPMorgan Chase are based here. West Plano feels upscale with Legacy West shopping and dining, while East Plano is quieter and more historic.

Good For:

  • New Construction Lovers: Larger, newer homes with modern layouts
  • School-Focused Families: Plano ISD’s size and academic resources
  • Corporate Relocations: Short commutes to major headquarters

The Trade-off:

It’s further from Dallas entertainment and can feel congested with retail traffic.


Dallas (North): Big City Energy

When we say Dallas, we usually mean Preston Hollow, Lake Highlands, or Far North Dallas.

The Vibe:

Immediate access to world-class museums, nightlife, and the Arts District. The energy here is unmatched by the suburbs.

Good For:

  • Social Butterflies: Endless dining and nightlife options
  • Private School Families: Access to top-tier private schools
  • Appreciation Investors: Limited land and long-term value potential

The Trade-off:

Slower city services, higher taxes, and daily traffic are part of the trade.

Is it hot in Texas?
Yes. June through September is hot, but AC systems are strong and winters are mild. Golf in January is common.

Do I need a car?
Mostly, yes. Richardson offers DART access, but North Texas is primarily car-dependent.

Which city has the best schools?
“Best” is subjective. Plano ISD is known for size and AP programs. Richardson ISD is praised for diversity and magnet schools. We help families evaluate schools based on individual needs.
